Sold this 55+ Apartment community for $32,500,000.  88 units.  Property was on a 60+ year ground-lease.  New Construction and sold prior to stabilization with multiple offers from Buyers.

Hotel Conversion to Senior Housing – Deer Valley Senior Living

Represented Client in purchasing a 126 room 4-story Hotel (Country Inn and Suites) for $8.3 Million.  Buyer completely remodeled the property into a 120 room Assisted Living and Memory Care facility.  Amazing transformation and success. 

5 Years later we sold property to a Behavioral Health owner/ operator for $14 Million.

Hotel Purchase for Conversion to Transitional Housing

Represented business owners in purchasing a 248 room Four Points Sheraton Hotel for $15,500,000.  The 142,978 square foot property was rezoned and completely renovated to provide transitional housing and behavioral health services for the community.   

Laveen Commons Retail Center – Purchase

Represented an individual client to purchase this 102,100 square foot retail shopping center for $20.5 Million.  This commercial retail center consisted of 19 tenants and anchored by: 99 cents only store, BIG Lots, Big 5 Sporting Goods, and ACE Hardware.

Retail Center Purchase – Chandler Heights Village

We represented a private investor in purchasing this 51,000 sf commercial retail asset for $19,500,000.  This 100% leased investment property consisted of 19 Tenants that provided services to the neighboring community and were all on NNN Leases. 

Multi-Tenant Medical Office Building

We represented private investor to purchase this 21,100 sf multi-tenant medical office building (MOB) – called Ocotillo Medical Collaborative.  Sold for $12,128,064 for a 6.05% cap rate.

This was a newly constructed medical office building in a growth market.  Property consisted of 5 medical tenants all having 10-year NNN Leases.

Bell Marketplace Retail Center – Investment

We represented the Buyer in purchasing this 100% leased multi-tenant retail investment property for – $12,000,000 which was a 6.84% cap rate.  Property consisted of 7 tenants within 52,134 square foot center anchored by Mountainside Fitness who occupied 39,000 sf of space.

In-patient Psychiatric Hospital – Building Purchase

Represented publicly traded company (Universal Health Services Inc) in the purchase of a 66,335 sq ft. 4-story medical building.  Property was in shell condition and in receivership at the time of sale.  Buyer purchased the property, then designed and completed interior build-out for their inpatient psychiatric hospital.  

73,196 SF micro Hospital – 86 beds, ICU, surgery, pharmacy/lab  

I represented the property to sell property.  Created a comprehensive marketing plan and advertised across the US where we had multiple offers from parties and sold to a private investor in the healthcare industry.   

Zanjeros Falls – broken office development

This 3-story shell commercial building & underground parking garage was 232,369 sf on 7.5 acres of land.  Tim was hired to sell property with a “think outside the box” marketing approach and quickly identified a list of cash buyers & ultimately sold property to buyer at above asking price.   

The Shops of Maricopa – Retail Strip Center

Tim Dulany represented cash Buyer who purchase the Retail Investment Property for $8.5 Million.  Property consisted of 24,036 sf with 13 tenants with annual NOI of 624,750 and a 7.35% cap rate at the time of sale.

Massage Envy Corporate Office

Represented the founder of Massage Envy (John Leonesio) when established in 2002.  I represented him to negotiate their corporate offices in Scottsdale Arizona.  Also helped them locate and negotiated lease terms for their first 12 stores in Arizona which now has expanded to over 1,100 franchised locations in the US.

Bob Dale Gloves – Distribution Center

Represented Bob Dale Gloves with helping them find and negotiate a lease for establishing a US distribution center comprised of 23,472 sq ft industrial warehouse.  Then 5 years later represented BDG to find and negotiate a lease to occupy 69,112 sf industrial distribution space for 5+ yrs..

Pure Fitness Gyms

I represented the owner and founder of Pure Fitness gyms – Neal Schober.  Helped located and negotiate 15-20 year lease terms for 2 locations: 1) 30,000 sf in Scottsdale for $6.4 Million lease consideration and other 42,000 sf space in Mesa for $8.6 million lease consideration.
