I have been working with this property since he originally constructed the property for his orthodontics business. I helped lease all the remaining space to general dentists, physical therapists, foot doctors, and other medical professionals. This beautifully designed 13,050 sq ft. 2-story speculative medical office building overlooked a private lake and had views of the skyline. Super successful development. Over the years I have been hired to find replacement tenants as spaces became available for lease.

Rural Court – Owner User Purchase

Represented Buyer, Joe Polish of Piranha Real Estate Investments LLC, in the purchase of this 11,154 sf free-standing office building for his marketing company to own and occupy. Beautiful property located directly off the freeway with an abundance of parking and Santa Barbara-style architecture.

Ocotillo Collaborative – Investment Purchase

Represented a private investor who purchased this 100% Leased multi-tenant 22,000 sq. ft. medical office building. Property consisted of 5 tenants all with 10+ year leases in place. Purchase Price was $12,182,064 which was a 6.05% cap rate at the time of sale.

The Offices at Hayden and Thomas – User Sales

Worked with the Developer of the Office Condo Park and sold each of the 3 spec office buildings (17,000 sf) to small business owners.

The Offices at Sundown Ranch – Investment Purchase

I represented a 1031 Exchange Investor in purchasing this 6,291 sf free-standing NNN Leased Office Investment. Property was occupied by a financial planning firm and the client purchased property at a 10.53% cap rate, which was $1,250,000.

Baseline Office & Medical Plaza – Lease-up and Investment Sale

Represented the Landlord/Seller of the multi-tenant office and medical property in the lease-up of space over a period of several years, then ultimately sold the property to an investor for $5.3 Million which was an approximately 7.0% cap rate. Property consisted of 39,315 sq ft of space leased to a variety of office and medical tenants.
